Featuring **6 bedrooms, 4.5 bathrooms, multiple living areas, a private heated pool, six bikes, a six-seat golf cart, game room, outdoor entertainment area, and plenty of room to spread out, Ash in the Sand has everything you need for an incredible beach getaway.

** FIRST FLOOR **

Step inside Ash in the Sand and you'll immediately find a spacious, open floor plan filled with beautiful coastal décor and natural light.

The custom kitchen is the centerpiece of the main living area and features a gorgeous waterfall breakfast bar with seating for five, generous cabinet and counter space, high-end appliances, and everything needed to prepare meals during your stay. The adjacent dining area provides seating for eight.

The first-floor living room offers an oversized sectional and plenty of comfortable seating for relaxing after a day at the beach.

Also located on the first floor is the primary suite, featuring a king bed, beautiful private bathroom with double vanities, and direct access to the outdoor lounge and pool area.

A full-size washer and dryer are conveniently located on this level as well.

** PRIVATE POOL & OUTDOOR LIVING **

The main living area flows directly outside to your private pool and entertainment space—the perfect place to spend your afternoons and evenings.

The outdoor area features plenty of seating, two pool loungers, a **50" Smart TV**, gas grill, bar table, outdoor shower, gas fire pit, and nighttime lighting for enjoying evenings under the stars.

The private pool can also be heated for an additional fee.

** SECOND FLOOR **

The second floor offers another comfortable living space along with three bedrooms.

One of the bedrooms serves as a second primary suite and features a private balcony. An additional shared bathroom is also located on this level.

Having multiple living areas throughout the home gives larger groups plenty of room to gather together while still having space to spread out.

### THIRD FLOOR GAME & ENTERTAINMENT AREA

The third floor brings a fun, beachy vibe and another fantastic space for everyone to hang out.

Enjoy comfortable seating, a **foosball table, 65" Smart TV, and wet bar**, making this a great spot for movie nights, games, or relaxing after a day on 30A.

Step outside onto the upper balcony, where you'll find both high-top and sofa seating overlooking the pool.

Down the hall are two additional bedrooms—one king and one queen—along with another full bathroom featuring a tub/shower combination.

The beautiful white-sand beaches of the Emerald Coast are just down the street at **Gulfview Heights Beach Access**, one of the most popular public beach accesses along 30A.

Gulfview Heights offers restrooms, seasonal lifeguards, and both **vehicle and golf cart parking**, making trips to and from the beach easy for your group.

**Please note:** Pool heating is available for an additional fee of $50 a day.

** MINIMUM AGE REQUIREMENT **

The primary renter must be at least **25 years old** and must remain at the property for the entire rental period.

** SPRING BREAK – MARCH & APRIL **

For reservations during March or April, **one (1) parent or guardian age 25 or older must be present and staying at the property for every three (3) guests between the ages of 15 and 24.**

Violations of this policy will result in immediate eviction and forfeiture of all booking charges.

** VACATION AT ITS FINEST STARTER PACK **

We pamper our guests with a complimentary starter pack of amenities to help make arrival a little easier.

Your starter pack includes shampoo, conditioner, body wash, body lotion, toothbrush, toothpaste, sleep mask, loofah, toilet paper, trash can liners, paper towels, dish soap, dishwasher pods, dish sponge, Keurig coffee pods, laundry pods, and Bounce dryer sheets.

Once the initial starter supply has been used, guests are responsible for providing any additional amenities needed for the remainder of their stay.

** ACCIDENTAL DAMAGE PROTECTION **

Your reservation includes a non-refundable accidental damage protection plan providing coverage for accidental damage or loss to the rental property up to **$3,000**.

All incidents must be reported immediately. Coverage does not apply to intentional acts, gross negligence, willful misconduct, or damage caused by pets.

** IMPORTANT – BEFORE ARRIVAL **

All guests must complete a **Guest Rental Agreement directly with Vacation At Its Finest** and provide a valid government-issued photo ID, such as a driver's license or passport, for age and identity verification.

Because this property includes a golf cart, guests must also complete a **Golf Cart Addendum** before arrival.

The minimum age to operate the golf cart is **21 years old**, and all drivers must possess a valid driver's license. **No exceptions.**
